Plenty of bathrooms have exactly two light sources: a vanity light over the mirror and an exhaust fan with a light in the ceiling. Choosing and installing
Match the airflow to the room. A bigger bathroom needs more CFM. Panasonic's selectable 50, 80 or 110 CFM is the easiest way to get it right without guessing.
Check the duct. The Delta uses a 6 inch duct and includes a 4 inch reducer; the Broan uses 4 inch only. Replacing a fan is simplest when the duct size matches.
Pick the color deliberately. Feit Electric's guidance puts 3000K to 4000K in bathrooms. Two of the fans are 3000K; the Broan lets you choose - compared in 3000K vs 4000K.
Plan for an electrician. A fan is ducted to the outside and wired to a circuit. The Broan's room-side install is designed for retrofits, but it is still electrical work.
